Research and Acquisitions

In asset pools, the largest factor to the success of the pool is always the quality of the underlying assets. This is true for tax lien portfolios and mortgage pools alike. Therefore, it is the initial due diligence or underwriting of the assets that is most critical to the returns to the investors.

With decades of collective experience, our due diligence standards and procedures are second to none. We use a conservative strategy to ensure quality, predictability, and overall performance. Our techniques look to ensure the performance of the asset, predict the timing of the performance, and if necessary guarantee the over-collateralization of the assets. This is accomplished through historical data, computer modeling, property reports, and property inspections.

Following suit, our acquisitions standards exploit opportunities and mitigate risks. We discover unique markets with greater margins. Our years of experience have fine tuned our criteria to significantly reduce potential losses.

Our team has purchased over $300 million in delinquent real estate assets, both in bulk pools and individually. These purchases have been made over the past 12 years and our success is self-evident.

Portfolio Management

After acquisitions comes the management of the portfolio. In this facet, strict adherence to laws and timely processing are critical to the portfolio's return. Tax lien laws vary by state and rules change by county or city taxing jurisdictions. We are keenly familiar with the laws affecting our portfolios under management. Furthermore, our long-lasting relationships with our vendor attorneys across the country keep us in tune with upcoming legislation and news.

While opportunities abound in the real estate side of tax liens, 98% of the portfolio will create returns through redemptions. Therefore, timely processing and accurate tracking of payments is necessary to maximize returns. We process redemptions the same day they are received, including making the deposits. The use of lockboxes can further shorten the processing of receipts.

We provide simple and accurate reporting to our clients to meet their needs. We understand that our clients need to quickly, accurately, and effectively communicate the status of their portfolios to their investors and lenders. We strive to make our client's lives easy. Foreclosures and REO

It is not by accident that this is our namesake; foreclosures and REO properties are our specialty. Properties with complicated titles, in disrepair, and other nuances do not scare us - this is what we do. Through our network of attorneys, title companies, contractors, real estate agents, and other vendors, we coordinate our efforts to maximize returns for our clients.

REO America is member of the National Tax Lien Association (www.ntlainfo.org). Mr. Gale, our president, is a board member and the Treasurer of the NTLA. He has held the offices of vice president, and secretary at the NTLA.

REO America has been engaged by two separate investor groups to provide expert witness testimony in the tax lien industry. These groups were seeking expert advice on the industry to pursue suits against other third-party servicers. To our knowledge, no other firm has had two of these sorts of engagements.
